If you’ve considered purchasing property in recent times, you will have noticed a number of Melbourne-based builders and developers advertising massive discounts and incentives to stand out from the crowd. In today’s blog, the Aston Homes team unpack these promotional campaigns, in an effort to help you cut through the smoke and mirrors and find the best deal for you.
What do these incentives and discounts look like?
A quick browse online will deliver a range of examples from the larger building companies offering new cars, bonus frequent flyer points, price discounts and free upgrades across a builder’s design range to get you to purchase with them. Undoubtedly some of these incentives do sound like a great deal, however when all is said and done, the price you pay during the promotion period will likely end up the same as you would have paid otherwise, perhaps even more! Sophisticated marketing can make it seem like you are getting something for free but commonly the trick is in the structuring of the deal and you are no better off in the long run. It is important that you cut through the hype and focus on what you are getting and the final cost. Then you can truly compare apples with apples and oranges with oranges!
What should I be on the lookout for?
While many of these deals sound tempting, they’re not always all that they appear to be. Some building companies may advertise very low prices on new builds in an area to be especially wary of, others might be saying that you are getting something for free but when you read the fine print there are additional costs payable down the track. It is common for the larger builders to use television ads, billboards, radio announcements and newspaper promotions to offer a very low starting price that sounds too good to be true – and usually it is. This starting price may be an amount that covers the very bare-bones of a build but will not include all of the features necessary for a functional, comfortable home. By the time a customer adds all the inclusions necessary to make their house a home, they’ll be paying the same price as everybody else! Be sure to also consider the quality of the service before, during and after construction.

Our best advice is to shop around and complete the research for yourself. If you’re in the market for a new build, a company’s standard inclusions are a great place to start and visit the display home to see the quality of the finish. You want to be sure that what you see really is what you get. To do this, you should query whether all the inclusions that you spot in a company’s display homes are the company standard and are included in the base price. If not, perhaps they’re not the builder for you!
